All the piece and parcel of Non-Agricultural (N.A.) land, lying, being and situated at Village Belavali, Taluka Ambernath, District Thane, bearing Survey No. 7A, Hissa No. 1/2 (Part), forming Plot No. 1, admeasuring approximately 550 sq. yards, i.e., 460 sq. metres, with assessment of Rs. 0–10 paise, situated within the limits of the Kulgaon–Badlapur Municipal Council and falling within the Sub-Registration District Ambernath and Registration District Thane.
This description further includes all the development rights for construction of a building as per the plan sanctioned by the Kulgaon–Badlapur Municipal Council, bearing approval No. KBNP/BP/2014-2015/802, Unique No. 69, dated 23/04/2014, on the said piece and parcel of N.A. land admeasuring 460 sq. metres, together with additional FSI of 20%, making a total of 552 sq. metres.
Out of the sanctioned development area, the portion available for construction is 549.53 sq. metres, along with the benefit and right to use the recreational space area forming part of the layout of the said N.A. land.
